• If a HIP is required on your home, it is you and your estate agents responsibility to ensure the HIP has been ordered before the property goes on the market.
• You must be able to provide a copy of the HIP to potential buyers on request.
• You are responsible for making sure the documents in the HIP are authentic.
• If you use an Estate Agent they must be part of the “Government Approved Redress Scheme”

What Is A Home Information Pack?

A Home information Pack (HIP) contains the key information about a property, such as an Energy Performance Certificate, standard searches and evidence of title.

What Type of HIP Do I Need?
        There are 2 main types of HIP

1. Standard HIP – this meets the minimum legal information required on your home
2. Exchange Ready HIP – includes a Home Condition Report and as much information as possible ready for exchange of contracts

How do I get a pack?

Don’t worry – you don’t have to do it yourself!

You can order on line direct with Packprovider or go through one of our registered Estate Agents.

Provided that you can agree an early appointment to allow our Surveyor into your property you can expect your HIP to be completed within a week providing no complications have been encountered.

Will this cost me a lot of money?
Well not really. Under the existing pre 2008 system the costs were about the same.

Searches, and title documents still had to be paid for but when you had agreed a sale.

But do not worry, you can still delay the costs by opting for our deferred payment option.
